How much does a measured building survey cost?

The factors that actually drive the price, typical UK ranges, and how to compare quotes on specification rather than headline figure.

There’s no national price list for measured building surveys, but the factors that drive cost are consistent, and understanding them helps you compare quotes properly.

What drives the price

  • Size and complexity. A three-bed semi is quicker to capture and draw than a rambling farmhouse or a multi-storey commercial building. Irregular, historic or extended buildings take longer at the drawing stage even when scanning makes site capture fast.
  • What you need drawn. Floor plans only is the entry point. Adding elevations, sections, roof plans or reflected ceiling plans increases the drawing time, usually the largest component of the cost.
  • Level of detail. Planning-level drawings cost less than conservation-grade recording of every timber and moulding. Agree the accuracy band and detail level up front.
  • Deliverable format. 2D CAD and PDF is standard. 3D models and BIM deliverables involve significantly more modelling time and are priced accordingly.
  • Access and occupancy. Fully accessible, empty buildings survey fastest. Working around occupiers, tenants or trading hours is routine but can add visits.

Typical UK market ranges

As broad guidance only: every firm prices differently and every building is different: floor plans for a typical house often sit in the low-to-mid hundreds of pounds; a full house package of plans, elevations and sections commonly runs from several hundred to over a thousand pounds; and larger residential, commercial or heritage projects range from the low thousands upwards depending on scope. Treat any figure quoted without seeing the building’s details as an estimate, not a price.

The good news: measured building surveys are almost always quoted as a fixed price against a written specification, so once you’ve supplied the details there should be no surprises.

Why the cheapest quote often isn’t

Quotes that look cheap usually exclude something: fewer drawings, lower detail, no levels, or no site check of the finished drawings. Compare specifications, not just totals: what’s being drawn, to what detail, in what format, and by when. A survey that has to be partly redone costs more than the one done properly first time.

How to get an accurate quote quickly

Send the address, the drawings you need (or just describe the project), and a few photos or an estate agent floor plan if you have one. That’s normally enough for a same-day or next-day fixed quote.
