Land Registry Compliant Plans

Accurate title plans, lease plans and transfer plans prepared to HM Land Registry requirements, measured on site by an independent surveyor and drawn ready for registration.

Impartial, measured evidence

Property transactions depend on plans that are right, for sales and purchases, transfers of part, new leases and first registrations alike. A measured boundary survey provides an accurate, impartial record of the physical features on the ground, which can then be compared against Land Registry title plans and deeds.

Precise Land Surveys measures boundary features to survey accuracy using GNSS and total station equipment, relating everything to the Ordnance Survey National Grid so your plan aligns correctly with registered mapping. All plans are prepared to Land Registry requirements.

How we work

We start with the documents (your title plan and any deed plans), then measure the boundary features that exist on the ground: fences, walls, hedges, building faces and old markers. The survey shows precisely how the physical boundaries relate to each other and, where the mapping allows, to the registered title. You receive a clear, scaled plan that professionals can rely on.

We’re happy to work alongside your solicitor or conveyancer, and a clear, accurate plan gives every party the same reliable picture of what exists on the ground.

Deliverables

Plans are supplied as PDF and CAD (DWG) at an appropriate scale, prepared to Land Registry plan requirements where the plan is for registration purposes. Site areas can be scheduled in hectares and acres, and additional copies produced for legal packs.

Frequently asked questions

Registration plans must be drawn at a recognised scale with a north point, show enough surrounding detail to locate the land unambiguously, and identify the extent of the land clearly, typically edged in red. We prepare every plan to the Land Registry’s current requirements so it’s accepted first time.

Land Registry title plans show general boundaries rather than precise legal lines, so no survey alone can definitively fix a legal boundary. What we provide is an accurate measured record of the features on the ground and how they relate to the registered mapping, the essential evidence that boundary decisions are based on.
